When a new tenant moved into a leased property and conducted the initial inspection, the managing agent agreed to repair various items and replace some others. Most of these items were addressed to the satisfaction of the tenant but one or two problems remained unresolved. The matter was bought to a head when the tenant refused to pay the rent and told the Licensee-in charge that the managing agent was an idiot and if he came onto the property again, she was going to call the police. The licensee-in-charge replied that they were legally able to come onto the property, and at this stage, the tenant hung up.
