You have a good professional relationship with this landlord, and she wants you to sell her property so that you get a commission payment. She is keen to get the best price for the property and is not in a rush to sell as it is currently tenanted and producing an income.
You begin to draft an email to the landlord that contains the following:
• that you would welcome the opportunity to list her property and to receive a commission
• that the property is in a very popular area of Adelaide and will achieve a very high sale price
• that your parents are interested in buying it and would the landlord consider selling it to them
Would selling the property directly to your parents be compliant with section 24G of the Land and Business (Sale and Conveyancing) Act 1994? Explain your response
How would you respond to the discrepancies between your personal practices and the correct practices?
What strategies and sources would you use to maintain your current knowledge of legislation relating to real estate practices?
