Matt is the landlord at 222 Queen Street East. It is an apartment complex with more than 3 units that is situated on top of commercial store fronts. Matt is not the greatest Landlord and took over the property from his late father Joe. Joe didn't do much maintenance on the property and would constantly enter the units of tenants. Matt is sick and tired of the rental business and just wants out. There are no stores in the commercial units downstairs, however the keys for all units is stored in one of the commercial units for easy access. Matt just wants to sell, but in order to do that he feels he can get more money if he evicts the 4 tenants and sells the property vacant. So he initiates applications against each tenant.
Billy (tenant 1) - Unit 101 -Runs a business from home well on social assistance rent is $500.00 a month for a 1 bedroom. Billy has lived in the unit for 5 years. Billy pretends he is the super for the apartments and tends not to pay rent because he believes that Joe asked him to do services in exchange for not having to pay, this is not true. Billy is not a licensed contractor. Billy has been able to obtain access to the commercial unit where all the keys are located and apparently enters others units when they are not home. She has many maintenance issues in her unit. Broken window, mould, hardwood floor coming up, running toilet, not a lot of heat, racoons droppings on the roof in front of her window. Angela had informed Joe and Matt many times. Angela also has reported Billy entering her unit saying he was there to conduct repairs. She has gotten into many arguments with Billy. Angela is still under her 1 year lease. The landlord issues an N12 to Angela stating that she must leave. What applications can Angela bring? Have been late every month for 12 months and hasn't paid February 2019's rent. Jane is being abused by Bob physically. She wants to get out of the unit and is scared because she doesn't want Bob to know as she fears her life.
What notice can Jane give? If Jane has given notice and the Landlord advises Bob of the notice what are the ramifications to the Mat? Mat then brings what applications against both tenants?
