Assessment Task: 1 Building Approvals
Refer to the Topic 2 and where necessary access the internet and obtain further information relating to the building approval process in the Council in your area and/or State. Include Application forms and checklists etc (ACT exempt).
Determine the process to apply for a Building Approval to develop and construct a 3 Bedroom 2 Storey Residence with an in-ground swimming pool on a 1400 M2 Block in a Bushfire Zone, determine Bushfire Attack Level (BAL) in your area.
Include reference to all plans and documents required as per your council checklist. Examples of these documents are not required; however the importance of each document and the role it plays in the process must be explained.
Remember to apply the writing of this task as though you are the builder, NOT the employee or the subcontractor.
Ring your own council, or the council where your project is being constructed, for the information. Most Council’s will provide as much information as possible to ensure your lodgement is complete which in turn will save them a lot of grief processing the application and save you time with delays in the approval process.
ASSESSMENT TASK 2 : PLANNING THE PROJECT
PREPARE A POLICY AND PROCEDURE IN RELATION TO SETTING UP A PROJECT PLAN
Prepare a step by step procedure to set up a schedule for the project from the design phase to practical completion. Provide a brief of the project and its program; show an actual program for the project. Provide a procedure should changes occur and how those changes are to be communicated to all site personnel. Provide a procedure as to how you will be monitoring the program/schedule.
ASSESSMENT TASK 3 – REFER TOPIC 4 AS A GUIDE
SITE SURVEYING & SET OUT
Case Scenario:
The Original intention was to subdivide the block. However the owners have decided to leave the block as it is, move the garage to the western side of the block facing Bell Street.
Although the block is large (1400m²) and appears to have a lot of space, the block has a lot of trees along the western border (which the owner does not want removed) and directly behind the existing fibro garage. The trees on the northern (back) and eastern side (Church St) of the block are not to be removed. Scattered around the block are various size Jacarandas and small shrub trees.
Refer to the attached drawings AND TOPIC 4 & 5 of the text.
1) Provide a step by step procedure to set up and use the automatic/laser level to calculate the RL (Reduced Level) from the set datum point.
2) From the drawings provided transfer the levels shown on the drawing onto the RL Grid indicating the fall of the land. (i.e. That is to show a graph of the fall of the land in a cross section format).
3) Draw in the grid (showing correct measurements) where you would position a free standing double garage with a concrete slab (assuming the existing garage has been demolished). The garage is to be located closer to the western boundary facing Bell Street – incorporate the side and front boundary set backs. Assume your own design and measurements for the garage.
4) Determine the volume (m3) of the cut/fill required for the site. Using the Cut & Fill Grid provided, sketch how much cut and fill is required to level the slab area of the garage.
5) Complete a written report to the client, providing a detailed description of why it is necessary to cut and fill and remove some of the trees. The report must be clear and concise to justify the costs of the excavation.
The task may be in your own handwriting; however presentation is a component of this task, if the task is not presented in an acceptable manner the task may be returned to be resubmitted.
ASSESSMENT TASK 4 : ENVIRONMENTAL & WASTE MANAGEMENT
Refer to Topic 5
PREPARE AN ENVIRONMENTAL/WASTE MANAGEMENT PLAN FOR THE PROJECT
1. Prepare a step by step procedure to reduce erosion and sediment on your
site.
2. Prepare a policy and procedure to adhere to the Environmental Legislation and Regulations associated with your project.
3. Prepare a policy and procedure to control the waste and recycling of
materials on the site. Topic 5 Set out the plan in words that are easy to understand and in a format that your Project Team will be able to read and implement your directions without having to constantly come to you to clarify each section.

PART A - Refer to the attached Site Plan from which you are to indicate on the drawing where you would allocate the following items for this specific site.

ASSESSMENT TASK 7 : SITE MANAGEMENT
This Assessment Task is to be completed for ALL sites that your business may encounter. Outline in detail your Procedures FOR EACH SECTION relating to the management of a productive, efficient site. Include examples of forms and documentation relating to each section (Do not just copy the forms in the text, use them as a guide to design your own to suit your business size and type). This task is also
assessed against your ability to set out the procedures and how easy your instructions are to follow, what documents are provided as examples against each section
ALL THE FOLLOWING SECTIONS MUST BE ADDRESSED
Identify the Service Authorities, Council and Legal Compliance that have jurisdiction over building and property development that must be adhered to on your sites. – Identify at least 5.
Site Management Plans – Who prepares the Site Management Plan and when –what should be in the Site Management Plan
Site Preparations – How do you clear the site and set up the site – do not forget any inspections that may be required before the site is cleared.
Amenities & Site Office – What amenities are required, what site office is required etc.

Plant and Equipment – Where is it stored on site, what are the subcontractors rules regarding their plant and equipment, tagging, licensed operators, security of the equipment.
Site Security – What security measures for Day and Night – who does and does not have access.
Job Scheduling – When is it prepared, how. How do you cater to changes and delays and how do you let all site personnel know about the changes
Job Costing – How do you compare the actual costs of the job to the original estimate and what do you do when there are overruns.
Site Meetings – What meetings. How are they organised. Who attends each meeting. How are they documented.
Safety Issues - What written policies/safety plans are available for acknowledgments of workers and visitors to site. List the actual safety
processes in point form utilised on site each day include what Safety Signage is required, First Aid and PPE and others for employees and what is expected from Sub Contractors.
Site Documentation & Job File Management – What documents do you need for each site, where are they accessed from, where are they filed, what happens to the Job File when the project is completed.
Site Inspections – What inspections, who accompanies the inspector. How is the inspection recorded.
Waste Disposal During Construction & Site Clean Up – Where do you get the bins, what do you do about recycling, how often is the waste removed etc.
Environmental Controls – What controls do you put in place at the various stages of the project
Quality Assurance – How do you ensure the quality of the materials, workmanship etc at the beginning of the project, during the project and at the handover stages of the project.
Rules relating to the Sub Contractor – What documentation do you put in place before they come on site, what information do they have to provide you before they start a job.
