Scenario
Task 2.1
RB Holdings as the developer of the Industrial Units at No.7 Layland Way BANKSIA NSW has sold off plan, a number of the units in the complex. The new owner of unit 4 and unit 5 has requested RB Holdings prepare a quote for additional modifications to the unit based on their anticipated use of the units. Joe Lurgano has asked the student to carry out a number of tasks to assist with the preparation of the estimates for the modifications.
The student is to read the email from the owner shown below, and based on the information provided draft an email to Joe Lurgano providing the following details:
a) An analysis of the current classification and the effects of the proposed modifications on the classification;
b) The fire resistance criteria that defines the building classification identified in a); and
c) A summary of the NCC requirements relevant to united and multiple building classification.
The student will write their email using the RB Holdings email template using professional language and include the full NCC references. Direct copying from the NCC is not permissible; students are required to demonstrate an ability to analyse and interpret information from the resources.
Email from the owners of unit 4 and 5
Dear Mr Lurgano
After purchasing the two units in the No.7 Layland Way industrial complex, I would like RB Holdings to provide a quote for modifications to my units 4 and 5, based on the following.
- Provide an opening in the wall between the two units 4800 wide by 3000 high midway in the workshop floor length
We are proposing to carry out medical equipment development and testing in the Unit 5 mezzanine office area and will require suitable provision for our equipment including:
- Provide a tiled floor with suitable fall to a central floor waste
- Install a glazed partition wall and single aluminium/ full glazed door separating main office from remainder of mezzanine area
- Provide floor to ceiling wall tiling in place of plasterboard to the main area of Unit 5 mezzanine office area.
