Armando owned Big Acre, a two-acre parcel of land. He subdivided Big Acre into two one-acre lots, First Acre and Second Acre. Armando sold First Acre to Belle in 2015 by a deed that accurately described the property. In 2016, Armando sold Second Acre to Kevin by a general warranty deed that described Big Acre, the two-acre parcel originally owned by Armando. Kevin then promptly sold Second Acre to David by a special warranty deed that also described Big Acre. David then discovered that Belle was living on one acre of the land described in the deed he received from Kevin. Advise David as to the viability of a claim for breach of the covenant of seisin against Armando or Kevin or both under the warranty deeds.
