You have a seller/client who is considering doing seller financing. The property has an existing mortgage which has a balance of $400,000. The FMV of the property is now $250,000. The existing mortgage has the traditional due on sale clause and the lender has indicated that they will not entertain a short sale. What recommendations would you have for a seller/client as to how the transaction might be structered for a seller financed transaction?
