The landlord is Mr Robert Fillino, who has rented the property to other tenants previously. You are the property manager.
You are also property manager for a property at 305 Sanderson Way, Fairyhills. This property is rented to Doug Sillint and the landlord is Mr Ian Hunters. You meet with the tenants on August 14, to complete a tenancy agreement.
Later, on September 30, you want to schedule a routine maintenance inspection. You need to organise to complete a routine maintenance inspection for both properties but you must provide appropriate notice to the tenants first, using the relevant document. The routine inspection shows you that there is a need for a plumber to visit the Springhills property to fix the toilet which is flushing but continuing to flow into the bowl after the flush has finished. You also need to seek the services of an electrician to repair a ceiling fan in the main bedroom which is not working.
