CPCCBC5018A Apply structural principles to the construction of medium rise buildings
Skills Assessment (Practical Tasks)
This assessment task requires either access to an actual medium rise building project or a simulated project. Where a simulation is used, the attached plans may be used a s a basis. Complete all parts as follows.
Part 1 - Demolition
Part 1 of this task requires you to write a report that explains all requirements for demolishing the existing building on the site. The report must address the following points:
• the name of the municipality/shire/council
• the name of the planning scheme/interim order (or other similar document) which relates to the dwelling for this commercial project
• the name of the ‘zone' in which the block is located
• any planning compliance requirements before, during and at the completion of the demolition
• the name of the Building Act and Regulations that deal with demolition in the state or territory
• the building compliance requirements before, during and at the completion of the demolition
• the occupational health and safety (OHS) compliance requirements including the measures that need to be employed before (preventative), during and after the demolition, keeping in mind the need to protect the health and safety of workers and the general public
• the services that exist on the site
• the name and contact details of any responsible authority which may need to be contacted (eg requires notification of intention to demolish/relocate/remove services or may assist in the location or identification of services)
• any other local government requirements, (eg cross-over deposits)
• any environmental protection measures that need to be employed to prevent or mitigate any adverse impact from air (eg dust), noise (eg machinery, trucks), soil (eg erosion control), water, sewage pollution
• identification of materials for recovery and recycling.
Part 2 - Site testing and reports
Part 2 requires you develop a procedure to be used to coordinate the review of soil data to establish the capacity of the site to support the construction load. The procedure must also describe the actions to be taken when the site is not capable of supporting the load. Your procedure must include the following information:
• the outcome of the activity
• a description of the steps to be followed
• details of who is responsible for each of the steps (this could be a position in your company or an external consultant such as an engineer)
• any records that will be created as a result of the steps in your procedure • where the records should be kept.
The procedure can be in written form or you could also use a flow chart form.
You are also required to produce a site report for the building site. The site report is to determine the requirements for retaining walls and temporary structural elements for the duration of the construction process as well as examining other requirements to begin planning the construction process. Three (3) checklists have been provided:
• pre-start checklist
• site works checklist
• site inspection checklist.
You may use these checklists for this assessment or you may develop your own checklist. If you develop your own checklist, make sure you supply all relevant information.
Part 3 - Structural adequacy and BCA compliance
Part 3 requires you to prepare a comparison report of construction methods that could be used for the medium-rise project. The methods to include in your report as a minimum are:
• structural steel frame
• concrete frame construction.
Your assessor may add additional methods for you to consider.
Determine the advantages and disadvantages of each method. Your discussion should consider the following factors as a minimum:
• materials to be used
• compliance with the requirements of the BCA
• cost-effectiveness
• speed of erection
• facilities and equipment required
• site storage/usage.
To write the report you will need to examine the plans for the proposed medium rise building. You should review each of the major structural elements of the building to ensure that the way in which they are assembled will achieve structural adequacy and comply with the requirements of the BCA.
Where the building methods or materials would not meet BCA requirements, explain the changes that would need to be made so that the ‘deemed to satisfy' requirements would be met. Use sketches and drawings to support your explanations. The major structural elements to be reviewed include:
• foundations
• footing systems
• walling forms and types
• floors
• facings and claddings
• roofs.
Part 4 - Variation assessments
The client has requested the following variations to the building.
Variation 1
In all guest suites including penthouse: Tiles to the bathroom to be full height instead of 1800 to shower and a single skirting tile in remainder.
Variation 2
All face brickwork to be replaced with fastwall brick and rendered with a Dulux® texture coat finish including inside of balconies.
Variation 3
All external windows to be double glazed.
You are to prepare a brief for the Commercial Contract Manager for each of the variations. The brief is to explain the construction method and/or material you propose in order to achieve adequacy and compliance with the BCA. You must include sketches and drawings to support your explanations.
Part 5 - Supervisor checklists
Part 5 requires you to develop checklists for the site supervisor to use for each of the systems listed below:
• site set-out
• foundations
• footings
• walling forms and types
• floors
• facings and claddings
• roofs.
Each of the checklists should include the following information for the system: • a plan for the installation for the system
• any regulations/advisory standards that govern the way the work for the system is to be carried out
• any specific qualifications or licences required to carry out the work • the requirements for allowances for plumbing and electrical conduits and other services • the quality checks to be undertaken during installation
• the quality checks to be undertaken when installation is complete.
You must include simple sketches or drawings in the checklist to explain key points of the installation.
