Colin and Lijuan have recently viewed two freehold properties, both of which they are interested in buying. There is little difference in the price of the properties and they are trying to decide which to choose. The first property, 28 North Road, is registered at the Land Registry. Colin and Lijuan obtained a copy of the title register from the www.gov.uk website but do not understand what the entries mean. The 'Property Register' refers to a plan, which they do not have. The 'Proprietorship Register' refers to 'Title Absolute' and contains the names of the sellers, Frank and Gillian, as well as a 'Restriction'. The 'Charges Register' refers to a 'Registered Charge'.

The title to the second property, 16 South Road, is unregistered. The owner, William, thinks there are restrictive covenants affecting the property but could not give them any other information.

1. Explain the contents of the register of title of 28 North Road to Colin and Lijuan.

2. Explain to Colin and Lijuan the advantages of buying a property with a registered title.
