Lanny Landlord presented a proposed lease agreement to Ted Tenant. One of the provisions in this proposed contract prohibited pets. After reading the proposed contract, Ted objected to this paragraph because he had a small dog named Yippee. Lanny assured Ted that Lanny would not enforce the paragraph that prohibited pets, so Ted signed the contract without any further objections. After two months, Lanny sought to terminate the lease agreement and evict Ted on the basis that Ted, by having Yippee in the apartment, had violated the lease provision that prohibited pets. Please name and define the most relevant legal doctrine. Please explain the legal arguments that Lanny and Ted are likely to make at trial, and state how you think the case would be decided.
