You are in a sales meeting with your client. Your client's property is a 2-bedroom homette with a small shed on a 480 square metre block and is situated on a main road across a busy sports ground that is used 3 times per week. Your client purchased the property in 2015. In 2014 a person was murdered at the property.

In the marketing meeting your client has instructed you, his agent, to include the following wording in the marketing that details the property:

"... large home with 3 huge bedrooms on a large block, in a quiet street. The property is situated in an area that is quiet and undisturbed all year round. Includes a large shed for the man of the house."

Your client has also instructed you to price the property at a value you understand to be misleading and not to disclose to any potential buyers that a murder occurred in the property.
