Assessment Task - Project

Performance Objective
You are required to demonstrate your ability to apply your understanding of low rise and medium rise construction compliance according to the Building Legislation, NCC and Australian Standards to the Building or demolition of low-rise, medium-rise residential & commercial structures using conventional methods.

Assessment Description
For a residential and a commercial project you are required to plan, coordinate and manage a series of construction tasks including the demolition of a structure, the laying of footings, installation of floor systems, construction of wall and roof framing and the installation of external cladding.

Scenario

You are the supervisor of a construction company about to begin work on a single-storey timber clad residence and a warehouse.

The timber clad residence will utilise typical construction techniques such as timber framing and roof trusses. The warehouse will utilise concrete panel construction and structural steel.

As the building supervisor of these projects you will need to interpret the project documentation to ensure the proposed buildings constructed according to current relevant state legislation, the BCA, Australian standards and good building practice.

There is an existing asbestos-clad shed on one of the sites and you must ensure it is demolished in accordance with legislative and planning requirements and safe work practices.

Plan for Structural Integrity

Part 1
a. Explain the roles of three (3) industry professionals you may need to engage or consult to complete these projects. In your explanation ensure you include the following:
• Their possible relevance to these project
• Documentation they provide
Write approximately 100 words for each industry professional, present your explanation using Appendix 1
b. Check the BCA/NCC requirements for the proposed residential dwelling as if it were to be constructed within the following environments:
• Bushfire (BAL-40)
• High-wind
• Earthquake
• Alpine
For each of the different environments you are required to:
• Outline the documentation used in design and construction of buildings in these environments
• List the professionals or consultants you may consult to ensure a structure designed and built in these environments complies with building regulations.
• Specify which parts of the structures that may need additional design and construction considerations.

**Present your specifications using the table located in Appendix 2

c. You are considering using an alternative exterior wall cladding on this project. You have been told about MasterWall polystyrene wall cladding by an architect. You have never used a polystyrene cladding system before and are unsure about this product.
Not all new products or systems are necessary better. Some products are manufactured overseas to different standards than Australia. Not all new products meet the deemed-to-satisfy provision of the BCA.
You are required to:
• Outline the steps that you would take to assess the new technology and decide whether it is right for a project.
• Determine if MasterWall meets the deemed-to-satisfy provision of the BCA.
• Outline the relevant performance requirements that an alternative wall cladding system must meet.
• Document the Assessment Methods the manufacturers of MasterWall have undertaken
• Outline what documentation would you provide a building surveyor to prove MasterWall complied with the relevant parts of the BCA

Plan and Manage Building Systems

Part 3 - Footing and Slabs
a. Assess the specifications for strip footing provided in Appendix 4a for compliance with relevant parts NCC/BCA Volume 2 and/or AS2870. Ensure you include the number of the relevant clause, figure or table where the information was found.
b. Assess the specifications for concrete slab on ground provided in Appendix 4b for compliance with relevant parts NCC/BCA Volume 2 and/or AS2870. Ensure you include the number of the relevant clause, figure or table where the information was found.
c. Suggest a suitable termite protection system and explain how it would be installed. Min 200 words
d. Prepare a procedural plan with a checklist for the preparation and placement of the above concrete slab on ground design.Use the checklist template provided in Appendix 5.
Include inspection items such as BCA requirements, project requirements such as dimensions and quality requirements such as level and square.

Part 4 - Sub-Floor Framing
a. Design a sub-floor systemthat complies with AS 1684 Timber framed construction. Fill out theSub-Floor Framing Scheduleprovided in Appendix 6.
b. Yellow Tongue Flooring is used Therefore assume 450 joist centres.
c. Sketch your sub-floordesign on copies of the floor plan.Show the layout of the stumps and bearer and joistspacing.
d. Plan the laying procedure of the platform flooring. Prepare a mark-up drawing where you show every individual sheet and the order in which it is to be laid.
e. Prepare a procedural plan with a checklist for the construction of the sub-floor including a platform floor.Use the checklist template provided in Appendix 5.
Include inspection items such as requirements of AS1684, project requirements such as dimensions and quality requirements such as level and straight.

Part 5 - Wall Framing
a. Prepare a schedule for the entire wall framing members outlining the section sizes and stress grades. Fill out the Wall Framing Schedule provided in Appendix 7.
b. Design a bracing system for this dwelling. Draw on a copy of the floor plan suitable locations for wall bracing and tie-downs, show all your workings.
• Design bracing for wind classification N2
• Assume wind direction 1 is in the south facing Comes from the South)
• Assume wind direction 2 is east facing (Comes from the east)
c. Prepare a procedural plan with a checklist for the construction and installation of a timber wall frame. Include acceptable tolerances and allowances.Use the checklist template provided in Appendix 5.

Part 6 - Roof Framing
Trusses
a. On the roof truss layout plan found on the StudentWeb, label each individual type of truss used in the formation of the entire roof system. Mark up the required truss fixings and the required bracing
b. Prepare a procedural plan with a checklist for the erection and installation of timber roof trusses.Use the checklist template provided in Appendix 5.

Part 7 - Roof Claddings

Part 8 - Wall Claddings
a. Assess the structural performance of two (2) external wall claddings systems if they were built within 1km of breaking surf and the wind classification N2.
Select one (1) masonry system and one (1) other cladding system from the list below:
• Brick veneer
• Concrete blocks
• Coatings over base materials
• Colorbond or Zincalume sheeting
• Fibre cement
• Plywood sheeting
• Weatherboards
b. Prepare a procedural plan with a checklist for the installation of the two cladding systems selected in Part a.Use the checklist template provided in Appendix 5.

Part 9 - Windows and Doors
a. Prepare a checklist to ensure the windows and external doors are installed to ensure compliance with relevant codes, manufacturer specifications and accepted industry construction principles.Use the checklist template provided in Appendix 5.
Include inspection items such as fixing and flashing requirements.
b. Provide a sketch illustrating how a window should be installed and flashed for a particular cladding system.
