Instructions: Read the scenario and address all the checklist items in the provided template after completing the learning activity.

Scenario (fictional): Paulo and Sally have decided to sell their existing 3-bedroom, 2 ½-bath home located in Palm Beach Gardens, Florida, since they have moved north and bought a restaurant. The home has 2,200 square feet and has two levels and a two-car garage, built in 2006. It has a pool and sits on a quarter-acre of land overlooking a lake. Prepare a CMA so Paulo and Sally can price their home appropriately for sale.

Based on the scenario, access a real estate site like Zillow® or Realtor.com®, and search of comparable homes that have recently sold in this market.
Using the template, provide a competitive market analysis for the clients on the first tab (see the tabs at the bottom of the spreadsheet), with three viable comparable properties to the subject property.
Explain what sales price you would recommend to the sellers on the second tab and why.
Explain what listing price you would recommend to the sellers based on your analysis and why on the second tab of the spreadsheet.
