MEPC is the UK's fourth largest quoted property company. After years of underperformance, it began selling off unprofitable foreign and UK assets, refinancing its debts and improving its low returns to shareholders, however, questioned whether MPEC had a growth strategy. They argued that investors in property companies were no longer investing capital in companies with a diverse range of assets. Increasingly they were demanding property companies focus on a single narrow geographical area or product type. The new chief executive, Jamie Dundas, hinted that he intended to move MPEC away from the 'asset collector model that was the norm for most of its biggest competitors. He said that: 'The quoted property sector has to do more than just best-in-class in driving value out of trading property assets.
