Brown entered into an oral contract to purchase a farm from Burnside. Brown took possession of the farm, made several improvements, tore down an old farmhouse, paid taxes, and made payments on the purchase price. Burnside thereafter refused to deed the farm to Brown as orally agreed. Brown sought specific performance of the oral contract. Is the oral contract to sell real property enforceable under these circumstances? Why or why not?
