Ms. Smith, an apartment building owner, leases an apartment to Mr. Jones for a one-year term. After one month, Mr. Jones advises Ms. Smith that he will be leaving the city to take a new job and will not need the apartment after he moves. Mr. Jones requests that his twin brother be allowed to take over the remainder of the lease. This general arrangement seems acceptable to Ms. Smith.
