Read the scenario and answer the questions.

Two friends, Mr Anderson and Mr tan jointly owned a property which they had purchased together as an investment.Once Mr tan shifted overseas to work, the pair decided to sell the property. The licensee heard a rumour that Mr tan was now working overseas,and the property would be sold. Based on that rumour, she visited the property and spoke with Mr Anderson, who was her friend.Mr Anderson agreed to the licensee's request to bring prospective buyers through the property later that day, which the licensee did. The licensee erected a 'for sale' sign at the property two days later and posted an advertisement on an online property marketing site. Over the following five days the licensee received two offers for the property. mr Anderson said he would let Mr Tan know and asked the licensee to send an agency agreement through. The licensee emailed a general agreement to Mr Anderson on the fifth day, together with the REA compulsory guides and comparable Market Analysis (CMA). Mr Anderson notified her that as Mr tan was out of the country it may take a few days to get signed. He said Mr tan would be OK with him signing the agency agreement on his behalf in the meantime. In fact, Mr tan hadn't given written permission for Mr Anderson to sign any documents on his behalf. Mr Anderson consented to the agency agreement two days later but had no communication with the licensee throughout the process. Mr Tan later made a complaint against the licensee and the agency.
