Brent just signed a 10-year lease with a tenant in one of his shopping centers that requires the tenant to pay advance monthly rent of $3,800 for the first 5 years, then advance monthly rent of $7,700 for the second 5 years. What is the present value of this lease to Brent if his discount rate is 14%? Use monthly compounding throughout. Use only the PV function in Excel. (This is a three-step problem. Find two present values, then discount the second one a second time, then add the appropriate present values. Be sure to recognize which amounts should be treated as annuities due.
