The Garden Hotel has 300 rooms. On February 19th Anna, the Revenue Manager, receives an email from the Director of Sales, Mark, with the information that a large conference is coming into town the 3rd week of May 2020. The conference will take place at the large conference centre downtown. The conference will be 4 days long, Monday -Thursday. They expect the conference to bring 8,000 additional guests to the city which will fill up all hotels in town. Currently forecast shows an ADR of $155.00 for impacted days in May. Anna decides to increase the rate to $350.00 for the conference days, which is their RACK rate.

1. In maximum 150 words explain if the price increase that Anna implements is considered "price gouging" or "demand based dynamic pricing"? Explain why?
