Unit 4 Construction Practice Management - BTEC HND in Quantity Surveying
Unit Code: R/615/1390
Learning Outcome 1: Describe the construction industry with reference to company structures arid other activities
Learning Outcome 2: Explain different types of constnuction companies in the market and their relationships within the tendering process
Learning Outcome 3: Discuss the key stages in a. construction project, and how Building Information Modelling informs the different stages
Learning Outcome 4: Analyse how the construction industry has developed suitable collaboratiori strategies in support of greater recognition of health & safety.
Assignment Brief
The assignment is based on number of practical applications that an engineering assistant or technical officer may be exposed in the industry. The applications are related to the principles of management practices, tendering process, types of construction companies, building information modelling and health & safety practices in construction projects. Students should be able to understand and interpret the given scenario related to a practical application and provide comprehensive solutions for the given questions.
Assessment Task 1:
The Sri Lankan government has proposed to construct a city in a manmade constructed island in the ocean close to Hambanthota in the idea of decentralizing the economic hub of Colombo city and promote foreign investments to boost the economy of Sri Lanka under the funds of Chinese government.
In that development it covers 8500 Acres of reclaimed area which consists of a 2 way 6 lane road network, 5 luxury 50 storied apartment buildings, 3 luxury 25 storied hotel buildings, modern recreational areas, 2 luxury shopping complexes in 20 storied buildings etc. The manmade island is placed 2 km away from the southern shore connected with a state of the art cable state bridge.
Assuming that you are an engineering assistant recruited for the project team, answer the following questions.
Question 1: Construction industry in Sri Lanka is not something new, which runs beyond 2500 years back. The ancient irrigations structures, Dagabas and bridges are few examples for it. By now the ancient technologies has been wiped out due to the foreign invades and due to the influence of the modern engineering technology. In addition, proper identification of the work role of each party in a project is very important to success any project. Otherwise, miscommunication and misapprehensions, can arise among different personals in different layers of the project hierarchy which can lead to disputes and litigation. By considering above facts, explain how the construction industry has developed and encompassed professionalism within its structures by explaining the roles and responsibilities of different personals related to the above massive construction project (P1). Demonstrate the scope and linkage between all parties within a construction organisation by providing an appropriate organizational structure for the contractor's party considering the above project (P2).
Question 2: No construction firm has developed in overnight. The determination, leadership, hard work and adaptability for new changes will lead to develop construction firms from small to a large one, In the development of any firm, the structural changes in the hierarchy, power delegation are some of the factors which are apparent. As a student, by studying the evolution of firms, analyse how the construction industry has developed overall in terms of company structures, it's employees and contracted work. (M1). Further, critically evaluate how construction companies have developed their structure and business ethos. You may need to explain the evolution of company structures from small, medium to large by using appropriate organization structures. In the critical evaluation, select an appropriate evaluation criterion and take an example construction organization for the evaluation (D1).
Question 3: Since the given project contain large number of construction entities under different specializations, identify the type of contractual work tendered by contractors related to the above project. (P3)
Question 4: The existing construction companies can be categorized according to the ownership and the liability of the owners. Each type of these organizations is having specified attributes which may advantageous and disadvantageous. Considering the above facts, identify the different types of construction companies in the market, (P4)
Question 5: Due to the specialization of different construction works in the above project, to reduce the cost and to come up with a perfect output fulfilling clients requirements to the maximum, different construction organizations work together in one project under different authority levels with different types of relationships. Explain the relationships between different construction organisations which may require for the above project. (PS). Further, analyse individually the relationships between construction companies through contracts and tendering in terms of their definitions (M2). There are number of factors effect on the contract relationships between different organizations. Compare the factors that influence contract relationships between different organisations involved in tendering. In the comparison you may indicate the merits, demerits and limitations over the other. (D2)
Question 6: Due to the depletion of natural resources and to manage them efficiently, sustainability concepts come in to play in the construction process of in the design, construction, and post construction stages. Moreover now, this has become a global trend in construction and client wishes to apply these concepts in the above project. Identify, with examples, modern construction processes and sequences used within today's industry, highlighting the way, they respond to sustainability needs which can be incorporated in the above project (P6).
Question 7: There are different planning techniques and construction techniques used in the industry considering various factors which directly affects the successful completion of the project. Building Information modelling (BIM) has become a modern tool in planning process which has become compulsory in certain countries in carrying out a project. Explain contract planning techniques used within micro and macro projects elaborating their advantages and disadvantages (P7). Identify where BIM impacts upon operations in construction companies (P8). Analyse how construction has developed in terms of innovation, designs, and within contracts for micro and macro projects, and the interrelationship with BIM (M3). Provide a detailed analysis of how the construction industry has evolved in terms of innovative construction methods and contracts (D3).
Question 8: In whatever construction project, health and safety has become a major attribute from the inception of the project. In the given project, since it contains number of high-rise buildings, multi lane roads etc. there is a high vulnerability regarding construction accidents. Explain how Health & Safety has become an integrated part of the construction process of the above project (P9). In Sri Lanka the health and safety legislation is quite old, but still being used with amendments. Describe the government legislation of Sri Lanka which has benchmarked Health & Safety within construction and state available different safety standards (P10). Practising health and safety is not a responsibility of a single party in a project. The responsibility delegates among every level of the hierarchy and its a kind of teamwork. Discuss the role of collaboration and communication in different levels of the project organization structure in ensuring safe working practices for the above project (P11). The health and safety legislation needs to be amended time to time addressing complementary requirements. Demonstrate how the construction industry has benefited through changes in Health & Safety legislation in Sri Lankan context (M4). Evaluate the impact of Health & Safety legislation, how it has evolved the drivers for it, and its advantages or weaknesses within construction of the above project (D4).
