Ted lives in a beautiful house in the country and invites his friend, Jessica, over for the day. Unknown to Ted, there was a water leak in the basement of his house, and when Jessica went downstairs to look around, she slipped on the wet floor and broke her ankle. Ted feels terrible about her fall and encourages her to have breakfast on him at his restaurant the next morning. The weather is very cold the next morning, below freezing, but clear, with no snow or rain. As Jessica walks up the sidewalk on her crutches, she slips on a patch of black ice and breaks her hand. It turns out one of the outside pipes froze overnight and burst, allowing a patch of water to pool and freeze on the sidewalk. Ted was unaware of the black ice because he did not know about the burst pipe, and neither he nor his employees enter through the front door. Jessica sues Ted alleging his negligence caused her broken ankle and her broken hand. Ted claims these were both accidents, that he wasn't aware of the leaks, and that he is not responsible. Is Ted liable for either of Jessica's injuries? Specifically, please explain and apply the duty that Ted owes Jessica in each of these accidents (one for her ankle injury and one for her hand injury).
