The Value and Impact of CoWorking

WeWork has been an innovator in property sourcing, data gathering, digital platform, programming, and value-adding real estate. The company has fundamentally changed the office rental/ownership model and tenant transactions. However, WeWork's has not been very profitable and is still considered by many investors as a tech company. Therefore, we would like to research on the strategic/organizational challenges and opportunities of WeWork and examine the impact of co-working on the leased buildings & the local real estate market. Specifically, also examine whether the WeWork model can be profitable in the long term by comparing the company's building lease transactions with local comparable transactions in terms of net income per square foot and cap rates. Also, examine the demands, growth, and other costs involved in the business model.

Attached is the Quantitative analysis through detailed excel sheets and data of the company are required to go along with the written part to support the conclusions.
