BRIEF
You have been asked to research and prepare a bid for the land shown at Chapel Heath, Navenby, Lincolnshire. This is two plots of land with residential development and has received full planning permission. As a reaction to the recent announcement of an election and the need for a new approach to speed up housing construction that also reflects the climate change/sustainability agenda, the management Board has requested for this particular proposal recommending the maximum bid price with detailed financial breakdown. You should include in your report:
• An introduction of the land and proposed project.
• Without consideration on speeding up of construction or sustainable design, the recommended maximum bid for the two plots of land (Option
A), showing detailed financial appraisal and assumptions (e.g. the development & sale program, interest rate, construction costs, sale prices, etc.); note that you are not submitting the bid, you are reporting to the management board recommending the maximum bid.
• A statement on modern methods of construction that might speed up the completion of the development and its effects on the development & sale program and the bid;
• A statement on any sustainable construction design solutions you recommend and an indication of the additional costs on the bid;
• With consideration on modern methods of construction and sustainable design, the alternative recommended maximum bid for the two plots of land (Option B), showing detailed financial appraisal and assumptions (e.g. alternative development & sale program, alternative construction costs & sale prices, etc.)
• The major risk factors with reasoning that relate to your recommended bid values for the site.
