Scenario 1.

A owns Pastureacre, the west boundary of which is West Road. 95% of Pastureacre (including the part where A pastures her dairy cows) is separated from West Road by Spring Creek, which runs through Pastureacre in a deep ravine parallel to West Road. In 1990, the bridge that A used to access the pasture area of Pastureacre was washed out when Spring Creek overflowed its banks. Since that time, A (and her dairy cows) have crossed Blackacre (owned by B) to access Pastureacre. Does A have an easement across Blackacre? If so, what kind of an easement does A have and why? If not, why not?

Scenario 2.

C owns Forestacre, a wooded tract that attracts a large deer population. D purchases from C the exclusive right for 10 years to enter Forestacre during deer season with up to 4 guests, and for D and D's guests to take the legal limit of deer from Forestacre each year. What kind of interest does D have in Forestacre? Explain answer.
