OVERVIEW
Joint ventures, wholesaling and property management are the major forms of real estate trading and investment. It is a really competitive area and needs to be really savvy to win regularly and earn high profits. An academic degree is not essential for profitable real estate investing; but a natural sense of the industry and specialized skills are essential.
Two prominent ways of real estate business are- 1. buy and flip, 2. buy and hold. First is a short term strategy; the other is a long term strategy. Most investors do a combination of both. Flipping is an easy (though riskier) way of raising funds for initial investment, and then gradually one can move towards holding for regular and long-term returns.
There is no single best strategy for anyone to practice. The best strategy that suits each person depends on many factors including:
1. the stage of their life,
2. capital available to invest,
3. flexibility and urgency for returns,
4. stage of the real estate market (red hot, hot, neutral, or cold).
In hot markets where prices are rising, the potential to buy cheap and sell for a better value is greater. Flipping foreclosure properties will bring high and quick returns. However, this involves high risk and hard work since you have to intensively deal with realtors, loan agents, inspections, repairs, appraisers, buyers, and sellers.
Another method of real estate investment is buying the property and renting it out. In this method the renters pay the mortgage and other expenses. These types of investments are usually spread over longer duration. Flip side is that bad tenants and constant repairs can drain your profits. However, they appreciate in value. As the mortgage is paid out it becomes an asset in the future. One can tap this as a resource for further purchases, or can keep this as a source of regular income until it is sold off or bestowed as lineage to the offspring.
