Assignment brief

Introduction
This written assessment item places you in the role of a building maintenance specialist in a Facilities Management firm. In this position you have been asked to propose a maintenance plan for the Birabahn building at the University of Newcastle. This building encompasses multiple functional spaces including offices, classrooms, conference room, function rooms, kitchen, etc. The plans and photographs of the building are uploaded to Canvas (in the Assignment section) and should require no further explanation.

Task
You have been asked by your manager to do the following in terms of the proposal:
• Describe the basis data of the building (e.g. location, age, function, building classification etc.). Please refer to Tutorial 2 for details.
• Identify 10 building defects that need to be addressed in the short run and provide technical solutions to repair the defects. You also need to provide the cost of alternative approaches to rectifying the defects. A template for presenting the defect identification and solutions suggestion with estimated cost can be downloaded from Canvas.

• Based on the functions and elements of the building, identify the maintenance generators. The maintenance generator is referred to the factors which act upon the building elements, such as exposure condition and the building's use, etc.
• Develop the preventive maintenance programme and then prepare the planned preventative maintenance plans (PPMP), incorporate the maintenance generators and the needs of overall building in short and long terms. A template for presenting the maintenance programme can be downloaded from Canvas. For PPMP plans, students can refer to Lecture 3 handout for details.

You will be required to provide a solution/s to the problem and write a professional report that gives background, justification and recommendations to your solution/s. You are required to make assumptions or ‘educated' guesses on any information/material that you believe to be missing. If this is the case you are to explain/justify these assumptions.

Some handy points
This course places a high value on the development of students' academic and professional writing including such qualities as structuring sections and paragraphs to bring out a sound professional discussion, control of the conciseness and relevance of the discussion, ability to summarise and critique the arguments of pertinent writers etc. and to use appropriate citation and referencing techniques. Given these expectations, please note that the report should achieve the objectives within 3000 words ± 10% excluding drawings, tables, references and appendices.
