Sustainable Housing Development - Learning Trigger
Scenario
You are a project manager with expertise in environmental development working at Creative Eco. Creative Eco are a progressive organisation with a vision to incorporate the principles of economic, environmental and social sustainability in their developments.
The organization has five key sustainability objectives and minimum standards that must be implemented in their projects. They are as follows:

- A concept plan with lot layouts that maximize solar access to housing, public open spaces and streets
- A concept plan that demonstrates a sense that the
development is a place with a special character

Your role is to provide strategic sustainability advice and recommendations for the development of a parcel of land, recently purchased by Creative Eco. You are required to investigate and document a sustainable housing development solution for the site that meets or exceeds the minimum standards set by the organisation.
The Site:
• The site is a green-field site on one title located in the suburb of Ashburton and is bounded by High St, Warrigal Rd, Argyll St, The Monash Fwy, and Ashburn Grove.
• The site is bounded by train lines and is accessible at Alamein and Holmesglen stations.
• Gardiners Creek runs through the site and is a breeding ground for the Macquaire Perch
• Gardiners Creek Trail runs through the site and is one of Melbourne's busiest commuter and recreational paths. You must accommodate the existing trail in your development.
• Please assume there is only native vegetation on the site i.e. there are no internal roads
/ houses or other infrastructure.
• The entire site is in the City of Boroondara
Assignment 1
Please prepare an initial report that outlines in detail the:
• project objectives;
• key management issues;
• implications of sustainability in construction projects;
• current legislative requirements;
• assessment instruments used in planning and monitoring a sustainable housing development
Assignment 2
Please prepare a final report that:
• applies the principles established in the initial report to the Ashburton site;
• illustrates a proposed master plan for the project and a detailed plan for ‘Stage 1';
• demonstrates the alignment of business objectives and sustainable development objectives;
• provides justification of your recommendations
