Task 1 - Demolition
A demolition work plan should be prepared and approved before demolition work on any site can be commenced.
A sample preliminary demolition work plan has been provided for you to illustrate some of the information that is required in such a plan.
For this task you must refer to AS2601 The Demolition of Structures, the Code of Practice for Demolition Work and other relevant documentation to answer questions relevant to the plans and photographs provided for this project. A four storey building with ground floor commercial premises and residential units above is proposed for this site following the demolition of the existing retail premises and 'shop top housing' (residential above a commercial premises).
1. List the major safety issues for this demolition that are relevant to protecting:
a. the general public,
b. adjoining buildings,
c. site personnel, and
d. the immediate environment.
2. Give details of any hoardings and/or overhead protection that will be required. Illustrate these with annotated sketches and indicate their locations on the plan.
3. Given the age of these buildings, what hazardous substances might be expected to be encountered in these buildings and what procedures will be followed to confirm their presence and to manage them as part of the demolition process? (Include at least 2 probable materials)
An investigation by an engineer has ascertained that the structures:
- consist of suspended timber floor on strip and pad brick footings; cavity brick walls with brick parapets up to 1.5 metres above roof height; and timber-framed roofs with corrugated iron roofing: the second floor in the two-storey building is timber framed. Interior fittings include timber stairs and cabinetry. Windows are a mixture of timber and aluminium-framed panels.
- has been partially damaged by fire: this has only affected the single storey structure on the corner but some severe damage was observed to the ceiling/roof framing although no collapse of materials/structural elements has occurred.
- that apart from caution having to be taken with the damaged ceiling and roof in the corner building, the structural integrity of the remainder of the buildings is sound although the above roof parapets are stable, appropriate bracing/stabilising temporary support will need to be provided to enable controlled and safe removal of these elements
- the remaining elements of the buildings can be demolished using standard demolition practices
It is proposed to maximise reuse/recycling of materials as much as possible.
4. List and briefly describe the main work activities/requirements for carrying out the demolition described, covering the following aspects: (maximum 1 page)
a. documentation required,
b. protection measures, and
c. sequence of demolition (include explanation using structural principles) (maximum 1 page).
5. Go to your local council and find out what is required to be provided to council (and other regulatory bodies) for this demolition project if it were in your jurisdiction.
6. Nominate a standard form of contract that could be used for this demolition project. Include details of the publisher, and details regarding what types of projects it suits.
Task 2 - Pre-commencement inspection
This assessment task relates to the following Project: Warehouse project

A site inspection is necessary prior to tendering or commencing construction on a project to assess the natural and developed features of the site that will contribute to the design, cost and/or planning of the construction.
1. In a table, present an inspection report overview that addresses all aspects of this site relevant to the construction project (architectural drawings for Proposed Animal Feed Products and Wholesale Warehouse provided removing existing site plan see projects in building surveying files) that is proposed. You are NOT to visit the site. Perform your inspection using Google maps and the (new) site plan provided. You should address at least the following and include comments on actions required:
vegetation
topography (land slope, etc.)
nature of soil/rock foundation
existing services
improvements such as fences and existing buildings
orientation
access for construction vehicles
areas for construction facilities
2. Indicate two (2) aspects that will definitely require more information than you have gathered, and what further investigations you would expect to undertake or organise. Give brief reasons for your answer.
3. For one of these further investigations compose an email to an industry professional requesting their opinion/recommendation/quote appropriate to the action to be taken. Clearly indicate to whom you are addressing your enquiry.
4. Nominate a standard form of contract that could be used for this project. Include details of the publisher, and details regarding what types of projects it suits.
