In the world of Estates & FM Management it is essential that the student has a holistic understanding of the processes involved in managing BSE assets. This assessment has been designed to test this understanding.

You are part of Facilities Management Consultants who have recently been contacted by a property developer specialising in the provision of commercial and industrial buildings. The company has successfully achieved planning permission for the refurbishment of an existing building and has opportunity to convert the building from its original use as an Education Centre to a Medical Centre. Based upon a report undertaken by the Building Services Contractor it has been highlighted that the existing air-conditioning system has been in operation for 12 years and could potentially require replacement or with appropriate investment upgrade the existing system.

As part of the project the client has requested that a feasibility report is generated and the FM component of the study should focus on the following elements

Life Cycle Cost Analysis of new or existing system upgrades

Predictive and Preventative Maintenance strategy

Energy Efficiency and utilization.
