As part of the follow through -your employer has now been asked by a major client who have had a number of complaints raised by its tenants with respect to the poor indoor air quality in some of their older commercial properties.
Until now these properties have been managed by a real estate company. It would appear that they have managed the tenancies well by keeping costs within budget.
However, these properties are now more than 20 years old and the estate agent has commented that other properties in the Immediate area now coming onto the market which are more appealing to potential tenants. That it was becoming harder to attract quality tenants and that maybe the client should look at lowering their rent to attract tenants.
You have been asked to develop an "instruction manual" that could walk a lay person through the process of checking for potential sources of indoor air problems (eg sufficient air changes) and possible solutions for commercial rental properties.
You are advised by your supervisor that this "instructional manual" should also include guidelines on how to collect and include evidence of building status specifically relating to:
• Budding performance principles
• Testing mechanisms
• The built system and subsystems
• The performance measurement methods and techniques used in your investigation
• The materials used in the building
Your boss has had experience in the past when taking over a facility from another manager and is wary that they may need to demonstrate their findings and recommendation to a client whose main focus has been a bottom line figure only.
