Case Study: Kate signed a deed, conveying Montrose Center, a partially leased shopping center, to Pat, Rollie, and Ed as follows: "I, Kate, convey Montrose Center to Pat, Rollie and Ed as joint tenants with right of survivorship." Pat promptly opened a library in one of the vacant spaces in the shopping center. Ed demanded that Pat pay rent to Ed and Rollie. Pat refused and then leased the space to Smoot for $2000 a month and agreed to sell his interest in Montrose Center to Smoot in two years. Rollie and Ed demanded that Pat cancel the lease and the sale agreement with Smoot and pay them the rents Pat is receiving from Smoot. Pat consults you about the following concerns:
