On May 1, Bobby, a real estate agent, and Trump, sign an agreement about the sale of casino building. Under the term of the agreement, "if a buyer makes a serious offer within sixty days, Trump must pay Bobby’s commission." Bobby spends significant time putting "for sale" signs on the building, placing ads in real estate pamphlets and Web sites, and featuring the property in a “walking” tour online. On June 1 (a mere 30 days later), Trump tells Bobby that it is cancelling their arrangement. Ten days later, Trump closes a sale on the casino without Bobby's participation. Bobby files a suit against Trump for the amount of her commission. Did Trump and Bobby have an enforceable contract? What type of contract is it? In whose favor is the court likely to rule, and why?
