Problem: Ali is the owner of several houses in Tok Jembal. He instructed his agent Muthu to sell two of his houses and agreed to pay 3% of the sale price of each house as commission on completion of the sale. Muthu sold the first house at RM400k and was paid RM12k as a commission. The second house was sold at RM300k and again he was paid RM9k as a commission. Unknown to Ali however, the purchaser of the first house paid Muthu RM3k as a commission. Also, Muthu had demanded a payment of RM2k from the purchaser of the second house so that he would persuade the owner to reduce the value from RM400k to RM300k. Ali has just discovered Muthu's payment from the purchaser. Advise him on the remedies available to him.
